BEFORE
The entryway had linoleum flooring that was old and dirty. The carpeting in the family room was extremely stained and had far exceeded its life. This property had old single pane windows and popcorn ceilings. Several personal items belonging to the previous owner had been left behind and would be disposed of. The fireplace mantle needed extensive repair and a new facade. All the lighting fixtures were old and needed replacing, as well as all the electrical plugs and switches throughout the home.
AFTER
After extensive renovations, the entry and family room were transformed into a bright open space. The interior of the home was repainted in a neutral two-tone paint scheme, and crown molding was added throughout. We installed a new wood mantle on the fireplace in conjunction with a beautiful new stone facade. The old, dated tile was removed from the entry, along with dirty carpeting and replaced with rustic wood laminate flooring throughout.
BEFORE
With such a small floorplan, there was a tremendous need for open space to create a more modern feel. The family room was undersized, and we determined a non-load bearing wall could be removed between the family room and kitchen. The removal of this wall would make the home feel more spacious and inviting, ultimately appealing to more homebuyers. The drywall was damaged in several areas, covered with dirt, and the baseboards throughout were in disrepair. There were a few signs of foundation settlement, so an expert was called in to make the necessary repairs.
AFTER
With the wall removed, the family room now felt spacious and inviting. The old popcorn ceilings were scraped, re-textured, and painted. The drywall damage was repaired, and new baseboards were installed. New energy efficient windows were installed throughout the home. The foundation issues were repaired and the damage from the foundation settlement had been addressed.
BEFORE
The kitchen would be a key selling point of this project and would require a full renovation. The old worn out tile flooring needed to be removed and replaced. The existing cabinets were in poor condition and had limited storage space. All the appliances, including the dishwasher and cooktop, were old and outdated. There was also more evidence of foundation settlement, as it was most prominent in the kitchen sub-floor area. With such a limited amount of cabinet storage to work with, we had to create an additional space for a pantry.
AFTER
After receiving a full renovation, the kitchen was transformed into an extraordinary space. Brand new cabinets with added storage and granite countertops were installed. A white subway tile backsplash was added, that proved to be the perfect accent to the cabinets and countertops. The kitchen dining area was redefined with a contemporary eight-light chandelier, which provided the perfect amount of mood lighting. With the wall between the kitchen and family room now removed, there was space for additional lower cabinets, as well as a breakfast bar with overhead pendant lighting. Finally, an entry way coat closet was reversed to create a pantry with five shelves in the kitchen.
BEFORE
The master bedroom had worn out dark brown carpeting that hadn’t been cleaned in years. There were holes in the walls and several patches from previous damage. The outdated single pane window had a small leak from years of neglect. The closet was undersized for the room and double shelf and poles would be needed to provide additional storage. There were more signs of foundation settlement, as well in the sub-flooring.
AFTER
The master bedroom received a fresh coat of paint and crown molding. Brand new carpeting was installed in a neutral cream color. The old window was replaced with a new, energy efficient, vinyl window along with all the other windows in the home. New mirrored closet doors were installed to make the room feel larger, and a double shelf and pole was added to give the closet more space. The newly created master bathroom was fully designed with new cabinets, granite countertops, and tile flooring.
BEFORE
Originally, this home had only one bathroom, as it was a “Jack and Jill” concept that was connected to the master bedroom and the rest of the living quarters. In the modern day and age, homebuyers expect a second bathroom. We would redesign and split the existing bathroom, and create a secondary master bathroom. The tile flooring was cracked and in disrepair, as there were more signs of foundation settlement in the sub-flooring.
AFTER
With a second bathroom designed and permitted, the old “Jack and Jill” style had vanished. The doorway that had separated the previous bathroom plan was sealed, and the toilet was relocated to a more usable area. New granite countertops were installed along with new cabinets. All new lighting and plumbing fixtures were also added. The old cracked flooring was replaced with a neutral porcelain tile. Lastly, the old bathtub was replaced with a new cast iron tub, and new porcelain tile was installed all the way to the ceiling.
