Richard, an actual Renovest client, needed our help in selling his Sacramento home. To get top dollar, his home would need substantial improvements. Richard was living on a fixed income and didn’t have the required capital to make the necessary repairs to get his home in sellable condition. He considered selling his property in its current, run-down and dated condition, but knew he would get far less than his home could be really worth without updates. That’s when he reached out to Renovest to see what his options were.
Home Evaluation
Upon driving up to Richard’s home we noticed it needed a new roof and windows. There was also an extensive amount of dry rot damage to the wood siding and trim. As we entered the home, we found the interior in disrepair and in need of a full renovation. The carpet and flooring were severely worn and needed to be replaced. The kitchen cabinets had signs of wear, and the appliances were dated. The home was built in the 1970’s and had several layers of popcorn ceilings throughout. The interior walls needed a fresh coat of paint, and many of the doors were damaged and nonfunctional. The bathrooms had outdated plumbing fixtures, and there were signs of active leaks at the sink and around the toilet area. All the interior décor was worn and dated and in desperate need of an updated look.
Proposal
Richard sat down with one of our project managers who explained the whole process. We advised Richard on everything from paint color schemes, flooring choices, cabinet color options, and hardware finishes. We told Richard how much we thought his house could sell for based upon the proposed upgrades. Our renovation proposal included such upgrades as: a new roof, new energy efficient vinyl windows, new siding, and exterior paint. On the interior, we proposed new cabinets with granite countertops, new hardwood flooring, re-texturing the popcorn ceilings, new doors, baseboards, hardware, and new stainless steel appliances. We would also fully stage the home with furniture, artwork, and decor just prior to listing the home for sale. Richard decided that both the interior and exterior could use a full renovation as proposed. Richard and our project manager reached an agreement to move forward with the renovations and the subsequent home sale.
Moving Expenses
Renovest assisted Richard with all his moving expenses. Richard lived in his home for many years and had acquired a lot of possessions over that time. Moving was not an easy or affordable task for him to face. With his health beginning to fail him, he needed a moving company to coordinate the removal and storage of some his belongings. Renovest hired and paid for a professional moving company to pack everything up for him. The moving company took care of every room in the house and made sure all items were packed safely, using high grade boxes and packing paper to ensure proper protection for all his valuables. We covered ALL of Richard’s moving expenses with the goal of making the process as easy as possible for him. Richard was able to secure a new place to live and store some of his possessions in a nearby storage facility. We even covered the boarding fees for Richard’s two dogs and a cat during the transition.
Renovations
Once Richard moved out, the demo and construction started on his home immediately. The renovation took place during a wet winter, so we started by replacing the roof first to insure the newly installed interior improvements would remain dry and undamaged. We had all our subcontractors prepped and lined up to make sure Richard’s renovations went as smooth and seamless as possible. Both the interior and exterior of the residence received complete renovations. During the renovation process, Richard was being updated weekly with personalized progress reports as well as phone calls from our project managers with status updates. Renovest implemented all the upgrades that were originally proposed and spent $57,750 on home improvements over the course of the next six weeks. After the updates were complete, Richard’s home was professionally staged and ready to be listed for sale.
Sell for More
As with every listing, Renovest hired a professional photographer to take pictures and create a virtual tour of Richard’s newly renovated and staged home. With our extensive marketing plan in full swing, Richard’s home was syndicated and featured on top real estate websites, such as: Zillow, Trulia, Homes.com, and Yahoo Real Estate. Richard’s listing was also syndicated to over 800 other websites, gaining maximum exposure and online traffic. Before the open house, all local brokers and agents were invited to view the property for a sneak peek. Richard’s home was listed for sale at $229,900. He received eight offers on his property, thus creating a bidding war. In the end, Richard sold his home for $250,000. After deducting the Renovation costs, Richard ended up making $85,250 more at the close of escrow with the Renovest program.
